Building a Better Downtown Orlando

Downtown Orlando is evolving as part of a bold, community-driven vision to create a more connected, walkable and welcoming city center.

Guided by the DTO Action Plan, the City of Orlando is investing in smarter streets, safer sidewalks and more vibrant public spaces. These projects are more than infrastructure upgrades, they’re the foundation of a downtown that works for everyone.

Whether it’s converting one-way streets to two-way corridors, improving transit access, or enhancing civic spaces, each project is designed to make an enjoyable downtown experience that makes it easier to get around and is built to support the lifestyles of residents, businesses, and visitors alike.

The following listed projects are for the time period of late 2025 to late 2027.  

The information will include the project's estimated project start time, identification to which agency/institution is responsible for the project and a link to the project page with more information (if one exists). This page will continue to update as projects move forward.

Summerlin Avenue Improvements - Phase 1

The Summerlin Avenue Improvement Project is a collaborative effort between the City of Orlando and the Orlando Utilities Commission (OUC) encompassing various utility upgrades, including enhancements to OUC's potable water system and the city's sanitary sewer and stormwater systems. Camping World Stadium Improvement

Camping World Stadium’s renovation will create an iconic design offering Central Florida a signature destination for large-scale events while increasing revenue generation opportunities. The project will optimize the operations of the venue to support a wide range of sports and entertainment programming, ultimately increasing economic impact, creating more jobs and enhancing the quality of life for residents. Beacon at Creative Village

The Beacon at Creative Village will bring 115 thoughtfully designed mixed-income apartment units to the southeast corner of West Amelia Street and North Parramore Avenue.

Creative Village Parcel H

Mixed-use development at the south end of Luminary Green Park in Creative Village. 7-story building with 112 apartments, 22,000 square feet of commercial/retail/office space and an integrated parking garage. The project plays a pivotal role in advancing the Phase 2 development program for Creative Village.

State Road 408 Eastbound to Interstate 4 Eastbound Loop Ramp

The purpose of this project is to enhance safety for vehicles traveling from eastbound State Road (S.R.) 408 to eastbound Interstate 4 (I-4) in Orlando. The loop ramp connecting the two highways has a sharp curve. This project proposes to install new barrier wall, place high-friction surface treatment and additional pavement markings, and add new caution signs to help alert drivers that they need to slow down through the curve.

Upcoming Projects

Magnolia Avenue Improvements - Phase 1

This project is a redesign of Magnolia Avenue, from South Street north toward Livingston Street, to create a safer, more intuitive and more walkable downtown corridor. This phase will convert Magnolia Avenue back to a two-way street, remove most of the dedicated LYMMO bus lane, integrate bus operations into regular traffic, add on-street parking and upgrade sidewalks, landscaping and overall streetscape features.

Downtown Bike Gap

The Downtown Bike Gap Segment 1 project will construct a sidewalk-level bicycle lane on the south side of Washington Street from Garland Avenue to Magnolia Avenue. It will also make at-grade railroad crossing improvements at the SunRail crossing.

State Road 408 Eastbound from Orange Blossom Trail to I-4

Central Florida Expressway Authority is looking to improve SR 408 between Church Street and I-4. This will include the addition of an eastbound lane between Church Street and Orange Avenue, the redevelopment and reconstruction of the eastbound off ramp, the redevelopment and reconstruction of the westbound exit ramp to Orange Blossom Trail.

State Road 408 at Tampa Avenue Improvement

This project includes the addition of an eastbound lane on SR 408, easing congestion to I-4. Additionally, safety enhancements are planned through ramp improvements at Tampa Avenue, Orange Blossom Trail, and I-4 interchanges.

Church Street Improvements - Phase 1

Phase 1 will include construction between Garland Avenue and the railroad tracks. This project will reconstruct the corridor intoan “Exceptional StreetscapesFestival Street” that modifies the typical section into two, 11 foot lanes, a curbless street flushed with the walkway, semi-pervious street surface, narrow cartway for loading/unloading and space reserved for landscaping.

This project is to transform the area under I-4 into a distinctive, immersive and multimodal public space that connects nearby sports, arts and entertainment districts.

State Road 15 (South Street) Improvements

The purpose of the project is to resurface a segment of East South Street (westbound) from Crystal Lake Drive to Mills Avenue in Orlando. The project will also upgrade pedestrian curb ramps as possible to comply with current Americans with Disabilities Act (ADA) standards.

Robinson Street (State Road 526) from Hughey to Mills Avenues

Based on the Robinson Street Corridor Study, FDOT will implement the concept to have the two travel lanes separated by a raised median with openings for left turns. Between Hyer Avenue and Mills Avenue, the two travel lanes would be separated by a two-way left turn lane with short, raised medians in some locations.

Westcourt (Sports Entertainment District)

This mixed-used development project adjacent to Kia Center on 8.43 acres will include several structures, a festival plaza space, approximately 200,000 sq. ft. of office space, 125,000 sq. ft. of retail space, a 260-room luxury hotel with expo center, 273 apartments, 80.000 sq. ft. for event space, and 2,300 integrated smart parking spaces.

30 South Orange Avenue Pocket Park

This pocket park will be constructed at the northwest corner of the intersection at Orange Avenue and Pine Street. The park will include seating, art and water elements.

Lake Eola Park Gateway Entrance

This DTO Action Plan renovation project is a proposed park feature designed to provide park visitors with a space to rest, drink and dine and enjoy shaded seating service. This will serve as a park landmark located at the southwest corner of Lake Eola Park.

Robinson Street Corridor Improvements

The purpose of the improvements is to enhance the safety and comfort of multi-modal travel and access along and across the Robinson Street Corridor from Mills Avenue to Maguire Boulevard/North Crystal Lake Drive.

State Road 408 Westbound from I-4 to Goldenrod Road

CFX is designing improvements that will provide an additional westbound travel lane from I-4 to Bumby Avenue and from SR 436 (Semoran Boulevard) to Goldenrod Road.

Magnolia Avenue Improvements Phase 2

Proposed roadway reconstruction along Magnolia Avenue (Livingston Street to South Street) results in a two-way street, elimination of remaining dedicated bus lanes and the addition of on-street parking. Implement curbside and bus route changes along Central Boulevard to support pedestrian traffic. Also, reconstruct the corridor to enhance the streetscape and hardscape. This will also include construction for a Corner Park on Livingston Street.

Orange and Rosalind Avenue Roadway Improvements

Transition and reconfigure roadway from a multi-lane, high-speed, one-way street to a two-way street with more curbside programming, where space allows. Integration of bus operations into normal traffic and additional on-street parking.

North Quarter Improvements

Proposed roadway improvements in the North Quarter district along Orange Avenue and Magnolia Avenue, to transition from one-way northbound and southbound travel lanes to a two-way roadway with occasional center bi-directional turning lane for vehicle traffic in all directions. This project also includes improved sidewalk and bikeway facilities for pedestrians.
