How is my property zoned and what can I build on it?

Find out how the City of Orlando categorizes property into zoning districts and how these categories indicate how property can be used and developed.


Step 1.Find your property's zoning category

Orlando city code covers property located within city limits. Check to see if your property is in Orlando and how it's zoned using the property locator below. 

How to use the property locator: 

  1. Enter your address in the "Find Address/Intersection" field
  2. Once your address is located, select the "Planning and Development" button on the bottom-left of the screen to view how your property is zoned

Important: If your property is outside of city limits, please visit the Orange County Property Appraiser to find the property's jurisdiction and zoning district. You'll find the information under the “Info” and “Land” tabs.

Verify how property in the City of Orlando can be used and what can be built on it. Development standards include setbacks, height limit, density/intensity, and impervious surface ratio (ISR). For Planned Development (PD) zoning standards, contact the Planner on Call at 407.246.2269 or

To develop your property, you will need to comply with other city codes, such as zoning overlays, sufficient parking and green space, before requesting building permits.
