Real Estate Management is accepting business plans and proposals for the lease of the space at Orlando City Hall. The city is looking for a qualified food service provider for the operation of a café providing wholesome and high-quality food products to the city’s employees and visitors of City Hall, nearby offices and downtown visitors.

  • Lease terms and conditions will be negotiated and are subject to City Council approval.
  • Single use plastic products and polystyrene (Styrofoam) is prohibited at all city facilities.

Location

Orlando City Hall is a 260,000 +/- square foot, nine-story building located in downtown Orlando. The café is located on the ground floor of City Hall in the southeast quadrant next to the Orlando Credit Union and the City Hall Terrace Art Gallery, overlooking Orange Avenue. In addition, the café space is conveniently located near several office buildings and venues including CNL Tower I and II, OUC, Bank of America Suntrust, Amway Center and Dr Phillips Performing Arts Center.

 

Café Space

1,912 +/- square feet café space with fully equipped kitchen including hood system, grease trap and walk-in fridge, along with an inside dining room and outside seating area. 4 Rivers previously operated the café and did a complete renovation in 2015. New operator will need to furnish tables and chairs for the inside

Equipment

The city will provide all equipment including hood system and kitchen equipment. The operator will accept the city provided equipment in its as-is condition and agree to maintain and repair the city equipment along with providing tables and chairs for the dining room and any additional equipment necessary for the operation of the café.

Hours

The city desires that breakfast and lunch be provided daily with hot food items available on each regular business day(s) that City Hall is open. The hours of operation should be at a minimum 7:30 a.m. to 3 p.m.

Catering

The city and/or the general public may have sponsored events at City Hall. These events may be catered by the café vendor or by other outside food service providers. Events at City Hall are subject to approval of the City Clerk’s office.

Parking

The city does not provide parking. However, upon payment of the applicable parking fee, the café operator may use the City Commons Parking Garage for its employees and staff. The garage is located on Boone Avenue which is west of Orange Avenue and behind City Hall.

 

Signage

Interior signage will be provided by operator, as approved by the city, and conforming to City Code. In addition, the operator shall provide appropriate signage indicating the menu selections along with their price.

Trash

Operator to be responsible for emptying trash receptacles periodically and delivering the trash to the city’s designated area. In addition, the operator shall clean the tables, chairs and floor of the eating area (inside and outside).

Marketing

Operator will be responsible for providing, at their expense, reasonable marketing and advertising of its services.
